CARE OF YOUR APARTMENT
Floorboards - your apartment has been fitted with premium floorboards. Please ensure you treat them with respect, and please, no stilettos.
Kitchen Bench - your kitchen bench is marble, a porous surface. Please be mindful of leaving wine, coffee or any item that may stain on the bench. Please wipe up spills immediately.
No Smoking - All Corporate Keys apartments are non-smoking. You have been provided with an ashtray on the balcony for personal use. Please ensure all balcony doors are closed when smoking on the balcony.
BUILDING / APARTMENT ENTRY
Key Entry - Electronic Keys
Entry to your apartment, the building, common areas, facilities and car parking is by electronic key. When you tap your key reader and this flashes orange, this indicates that the batter needs to be changed. Please advise Corporate Keys so we can organise to replace the batteries prior to this causing any issues with lockout.
Access
Entry into the Saint Moritz residential property is by security swipe. Pedestrian access to the building is on Alfred Square. You will need your swipe every time you enter the building (including accessing the building from the car park). The car park entrance is on Alfred Square to the left of Saint Moritz Apartments.
Visitors to your apartment
Visitors to your apartment gain access via the intercom located at the front gate. To allow access, press the entry button located on the intercom phone in your apartment. This will also provide visitors with access to your floor via the lift.
BUILDING MANAGEMENT / CONCIERGE
Saint Moritz Apartments is a residential apartment complex governed by a Body Corporate Committee. Please take a few minutes to review the Body Corporate Rules, which are attached to this section. Saint Moritz Apartments has a full time Building Manager, who can be contacted during business hours on 0418 526 805.
Saint Moritz Apartments also provides a Concierge service, located on the ground floor in the lobby. Concierge can be contacted on 0418 526 805 (24 hour service) or [email protected]
Building Rules
In signing your Licence to Occupy or accepting keys for your stay you have agreed to abide by the Body Corporate Rules that apply to this building. If you wish to review this document please find this attached as part of this Guide.
In particular for the comfort of others remember the terms and conditions of your stay include:
- No Parties (penalty up to $2500)
- No Smoking (penalty from $350)
- After Hours Lock Outs (min $150 call out fee plus any trades required)
AIR CONDITIONING AND HEATING
Your apartment has separate heating and cooling controls for the lounge and bedroom areas. Please turn off heating and cooling when not in the apartment to reduce power usage.
BICYCLES
Bicyles are not to be stored anywhere on Common Property, with the exception of the Bicycle Store. Use of the Bicycle Store is at your own risk.
CAR PARKING / CHARGING / WASHING
Car Parking
If you have requested a car park, you will be issued with a car park swipe upon check-in. The entrance to the car park is located on Alfred Place to the left of Saint Moritz Apartments. You will require your swipe card to exit the building and to access the building via the car park. There is limited visitor parking on site, however limited metered on street parking is available. You must park only the parking space allocated to your unit. The car park must not be used for the storage of objects other than motor vehicles, motorbikes and trailers.
Electric Charging
Some of our apartments have electric car charging in the car park. This is for your use. Should your apartment not have this facility you may use the buildings electric car charging station and must abide by the following rules:
- the first car at a charging station has priority
- cars may not park at the charging station for any longer than 12 hours and must be charging while they are parked.
- as soon as charging is complete the vehicle must be moved from the bay.
Car Wash Facilities
Car wash facilties are located in the car park garage.
Check Out Time
Check out time for all Corporate Keys apartments is 10:00 am.
YOUR KITCHEN
Dishwasher
A starter pack of dish washing tablets/powder is located in the cupboard under the sink in the kitchen. Additional tablets or powder can be purchased from your local supermarket. Please use only powder or tablets specifically marked for dishwasher use in the dishwasher. Liquids will damage the machine and guests will be liable for any resulting service charges.
Kitchen Bench
Your kitchen bench is marble, a porous surface. Please be mindful of leaving wine, coffee or any item that may stain on the bench. Please wipe up spills immediately.
Cook Top, Range Hood and Oven
Every cook top is fitted with a range hood. Please ensure this is used when cooking. Smoke alarms activated by guests due to a failure to use the range hood incur costs for attendance of the Metropolitan Fire Brigade; these costs are payable by the guest. Certain models of oven require the clock to be set correctly. If your oven will not heat, please check the clock is set before contacting Guest Services. If the oven will not turn off, ensure the door is closed properly and that no cooking function is selected. If the oven shuts down, it may have overheated. It will reset itself, but you will need to reset the clock (depending on the model, the oven may not function again until the clock is reset).
Some cook top models have a safety switch installed on the splash back wall directly behind the cook top. These safety switches resemble a light switch and must be in the “on” position for the cook top hobs to operate. If you require the full manual please contact Guest Services. Alternatively, most appliance manuals can be downloaded from the internet.
Microwave Oven
No metal utensils, metal plates, oyster shells, tin foil or any other metal object should be placed in the microwave or convection microwave at any time.
EMERGENCY EVACUATION PROCEDURES
Please refer to the Emergency Evacuation Plan located next to the lifts on each floor. Please contact the Concierge or Building Manager with any questions regarding evacuation procedures. The Emergency Evacuation Plan is also located at each entry to the building.
BATHROOM
The on switch for your heated towel rail is located in the laundry cupboard.
LIGHTING
The owner has marked your light switches for you. The ones with the yellow stickers are the light switches to turn the light on and off. The other switches are dimmers.
HOUSEKEEPING
The linen in your apartment has been laundered prior to your arrival. If you have requested housekeeping services, Guest Services will contact you by email to confirm the schedule for this service. If no housekeeping service has been requested, subsequent laundering of linen is your responsibility for the duration of your stay. Please ensure that linen is cared for and that white towels and sheets are not washed with coloured items.
Please note – do not hang any wet laundry across furniture. Doing so will cause damage the furniture, for which guests are liable. Should you not have a housekeeping service and later wish to request one, please contact Guest Services.
LIFTS / ELEVATORS
To activate the lift scan your security swipe and select the floor number you wish to go to. Your swipe will only be programmed to access the floors that you are eligible to enter.
MAIL - INCOMING
Your personal mailbox is located on the ground floor, down the left corridor after leaving the Concierge Desk. Please forward any mail for past tenants to our office for redirection. No stamp is required for forwarding mail; simply cross out the current address and readdress to:

GENERAL MAINTENANCE AND PROPERTY CONDITION REPORTING
Your apartment has been inspected by our housekeeping team prior to your arrival. If you notice any damage upon check in that may have been overlooked, please notify our Guest Services team at [email protected] within the first few days of your stay. This will help us log the issue and prevent any complications during check out.
Should you experience any equipment failure or difficulty in your apartment please contact Guest Services on 9279 7200 or email [email protected]. For routine maintenance, office hours are 9:00 am to 5:00 pm Monday to Friday. Should you require emergency maintenance assistance out of these hours, please call the office number above and follow the prompts to be connected with our on-call emergency maintenance personnel.
At no time should you contact the Building Manager or Concierge for apartment specific maintenance issues as they will be unable to help.
Emergency Maintenance requiring urgent after-hours assistance is defined as:
• Blocked or broken toilet systems;
• Serious roof leaks;
• Gas leaks;
• Dangerous electrical faults;
• Flooding or serious flood damage;
• Serious storm or fire damage;
• Failure or breakdown of any essential service or appliance for hot water, water, heating or cooling;
• Failure or breakdown of gas, electricity or water supplies;
• Any fault or damage that makes the premises unsafe or unlivable.
NOISE / QUIET ENJOYMENT
In consideration of other guests, please ensure that your television, stereo and radio volumes are at a comfortable level so as not to disturb your neighbours. When leaving your apartment for an extended period, if you have an alarm clock ensure the alarm is off as they will sound for one hour.
RECREATIONAL FACILITIES - full details in the OC Rules Handbook
Access to recreational facilities and amenity areas will only be provided once you have undertaken an induction. Induction sessions are charged at $100 per session payable at the time of booking. Inductions must be booked at least 48 hours in advance by contacting the Concierge on [email protected] Bookings are available during business hours.
Wellness Centre (Samsara Spa) - Steam room, sauna, massage rooms, relaxation room, salt room, cryotherapy, float tank, hot and cold plunge pools, showers, VIP spa.
The cyrotherapy, float tank, salt room and VIP Spa Room must be booked in advance of use and a general use fee may apply.
Appropriate attire must be worn at all times while using the sauna and steam rooms. You must wear dry attire only in the Salt Room and Relaxation Room. Upon exiting the Wellness Centre residents and guests must be dry and appropriately dressed with suitable footwear.
Gymnasium
Please carry a towel with you at all times and wipe down the machinery after use.
Swimming Pool & Spas
Children under the age of 5 must be in the water only if accompanied by an adult who is within arm's reach at all times. Children under the age of 15 must be supervised by a responsible adult. Class sessions or lessons must be paid for in advance.
Cinema
The cinema is for private use only and is not to be used for third party or commercial bookings.
Workshop
An induction must be booked with the Manager with atleast 7 days notice and the relevant documentation must be completed prior to use.
Library
The Library is located on the ground floor to the right of the Concierge Desk.
Golf Driving Range
Access is to the left of the Concierge Desk through the panel door and the Poker Room. Your swipe will need to be activated to enable use of this room.
Poker Room
Access is to the left of the Concierge Desk through the panel door. Your swipe will need to be activated to enable use of this room.
Speakeasy
Access is to the left of the Concierge Desk through the panel door. Pass through the Poker Room and locate the statue on the bookshelf to your left. Pull this gently to active the sliding door.
Champagne Bar / Communal Kitchens / Private Dining Facilities / Wine Room
Saint Moritz Apartments has a number of private spaces available for residents. Please enquire at the Concierge Desk.
RUBBISH / GARBAGE / RECYCLING
Every floor in your residential complex provides a waste disposal chute located opposite the lifts. All general refuse should be tied in plastic bags before disposing of via the refuse chute. Cardboard boxes and other recycling must not be placed in the refuse chute. These should be disposed of in the recycling room located on the ground floor which is accessed using your security swipe via the door to the left of the mail-room. Please flatten cardboard boxes prior to placing in the blue lidded bins. Glass, plastic and other recycling are to be placed in the yellow lidded bins.
NO SMOKING
All Corporate Keys apartments are non-smoking. Should you or any of your visitors wish to smoke please use the balcony (if available) and keep the door to the apartment closed to prevent smoke entering the apartment. If you have a balcony an ashtray has been provided for your use. Please dispose of cigarette butts thoughtfully. Do not throw cigarette butts over the balcony.
All apartments are fitted with smoke detectors. Smoking in the apartment will trigger an automatic call to emergency services. Emergency services may charge for their service if alarms are triggered by the occupant or their visitors smoking inside. Any such charges will be payable by the guest.

WASHER / DRYER / LAUNDRY
Laundry Light
The laundry light is a touch light and is rechargeable. The charger and instruction manual are located in the drawer under the TV.
Washer and Dryer
A starter pack of laundry powder is provided on your washing machine. Additional laundry powder can be purchased at your local supermarket. Please ensure when purchasing additional laundry powder that you only purchase those products marked for FRONT LOADING washing machines. A washing machine and dryer are provided in your apartment (note that some apartments have a combined washer/dryer). For the full manual contact Guest Services. Alternatively, most appliance manuals can be downloaded from the internet.
Please do not hang washing on the balcony or over the furniture. You will have been provided with a drying rack for this purpose.
Ironing Facilities
An iron and ironing board are located in the laundry area/wardrobe of your apartment.
